Residential Smoke Detector Inspections

As mandated by State Law Chapter 148 Section 26F, the Waltham Fire Prevention Bureau manages a program to inspect the smoke detectors of residential properties before each real estate sale is completed. Fire Suppression companies perform the actual inspections for single- and two-family homes. The companies perform these inspections while "in-service", meaning that if they are needed to respond to an emergency call, the smoke detector inspection is terminated and then rescheduled.

Fire Prevention handles the scheduling of all inspections and performs the actual evaluation of three-family homes or anything larger. At any point, the Fire Prevention Bureau may assist the fire suppression companies with inspection of single- and two-family homes.

The inspection certificates necessary for closing of residential property sales are completed in a timely fashion, following the actual inspection. Certificates must be picked up at the Fire Prevention Office during normal business hours (6:30am-4:30pm; Monday-Friday; Closed on Holidays and Weekends). Please schedule your appointment as soon as possible to avoid delays that could impact your ability to close in a timely fashion.

The smoke detector inspection certificate fee is:
  • 1 - 5 Units $15
  • 6 - 25 Units $50
  • 25+ Units $100
The certificate is valid for 60 days. Again, please remember that inspections are scheduled 1-3 days in advance and conducted daily between the hours of 9:00am and 3:00pm, so plan accordingly. Make checks payable to the City of Waltham.
